Land for hospital chains and trusts scaling into the corridor.
Larger institutional parcels — for a multi-specialty hospital, a trust-run facility, or a chain's next NCR location — need a different scale of due diligence than a single nursing-home plot. We scout and pre-qualify on-ground, and partner with larger consultancies where a transaction needs that scale.

Think about access, scale and future expansion.
Site selection criteria for hospital land
- Approach roads: wide enough for ambulance and public-transport access, ideally with more than one entry point.
- Water table & bearing capacity: checked against the load of a multi-storey structure and heavy medical equipment.
- Power backup & expansion: sanctioned load headroom and land layout that allows vertical or phased expansion without disrupting live operations.
- Zoning & land cover: confirmed institutional or commercial permission — agricultural land within pollution-sensitive radii is generally unsuitable.
- Population & catchment: enough density nearby to support patient volumes without duplicating an existing facility's catchment.
How we work with larger transactions
For land parcels sized for a full hospital build, we act as the on-ground local partner — sourcing, initial vetting and relationship access — while larger consultancies or the hospital operator's own transaction team handle deal structuring at that scale. It's a role suited to how this segment actually works: national advisory firms are built for the transaction size, not the local sourcing.
