Diagnostic / Day-Care
Neighbourhood diagnostics, done as a property decision.
Patients increasingly prefer a nearby lab or day-care surgery unit over a trip to a crowded hospital. That shift makes the property itself part of the clinical plan — visibility, ground-floor access and equipment load all matter before day one.

What we check before shortlisting
- Footfall & visibility: street-facing position, signage potential, and realistic walk-in catchment.
- Floor & access: ground-floor or well-served basement space for imaging equipment, with lift access where the unit isn't on the ground floor.
- Power load: sanctioned load sufficient for imaging and lab equipment, and backup provision.
- Parking & drop-off: space for patient vehicles and a short-stay drop-off zone, particularly for day-care surgery units where patients need a wheelchair or stretcher transfer.
- Permitted use: confirmation that the unit's zoning allows diagnostic or clinical use, not just general retail or office.
Why this format is growing
Decentralised care is a structural shift, not a passing trend: patients now prefer neighbourhood clinics and diagnostic centres over larger, more crowded hospitals for routine care, and asset-light clinical models — where doctors treat patients in a compact leased unit rather than a full hospital build — are among the fastest-growing formats in Indian healthcare delivery right now.
