For Doctors

Whatever stage your practice is at, we've probably already thought about it.

A doctor rarely walks in with one clean requirement. It's usually one of seven situations — and each one needs a different kind of property, checked against a different set of rules. Here's how we think about each.

SITUATION 1

Your first nursing home or clinic

Just qualified, or expanding from OPD-only to indoor admission for the first time.

  • A leased or owned residential plot under Haryana's new leasing policy
  • Or an existing resale clinic/nursing home, ready to run from day one

SITUATION 2

A bigger or better location

Outgrowing the current site — more beds, more equipment, or a plot that simply can't expand any further.

  • A larger plot with room for phased construction
  • Relocation to a site with better visibility and approach-road access

SITUATION 3

A second or branch clinic

Keeping the main practice where it is, opening a satellite presence in the growing New Gurgaon–Manesar corridor.

  • A smaller-footprint OPD-only unit, no indoor beds needed
  • Positioned for a different catchment than the main practice

SITUATION 4

Multi-specialty OPD / polyclinic space

A shared medical building where several specialists each run their own chamber — increasingly common instead of a solo clinic.

  • A single chamber or unit within an existing polyclinic building
  • Or land to develop one and lease chambers to other doctors

SITUATION 5

A home near the practice

Personal residence — sometimes deliberately combined with the clinic itself.

  • A standalone home close enough for a fast emergency response
  • Or a residential plot doubling as home-cum-nursing-home under the new leasing rule

SITUATION 6

Staff accommodation

Housing for resident nurses and GDA staff, especially relevant given commute realities around Manesar's industrial belt.

  • A small residential unit near the facility for live-in staff
  • Reduces staff turnover tied to commute distance

Situation 7 — An investment property

Not every doctor is looking for a place to practice from. Some want to own income-generating medical real estate — chamber space leased to other practitioners, or a diagnostic-centre unit leased to a lab operator. We treat this as a distinct conversation from an operating site: the questions are about tenancy and yield, not bed count or approach-road width.

Not sure which of these is you?

Most enquiries turn out to be a mix of two of these — a bigger location that's also, quietly, a home-cum-clinic question. Tell us the shape of what you're doing day to day and we'll work out which situation actually applies.

Why we start here

The doctor relationships already exist

This isn't a generic pitch to "doctors" as a category. Global Sai Estate works from the same referral relationships Global Sai Health Care has already built with local practitioners — which means when we talk about approach-road width for an ambulance, or what a 10-year lease commitment actually means for a young practice, it's grounded in conversations we're already having, not a brochure.
